Raleigh Real Estate FAQ’s – What’s happening with the Raleigh residential real estate marketplace? Are home sales numbers increasing?
If you are currently a Raleigh home owner who is thinking of selling your home or if you are already have your home listed, I’m sure you are thinking, “don’t tell me any more bad news about Raleigh Real estate home sales. I am sorry, but the Raleigh, NC Homes Sales numbers are up in March from February, but down again when compared to March of 2010.
However, there has been good news reported this last week in regards to Raleigh. According to a press release on the Triangle Business Journal website on April 7, Raleigh ranks as 8th strongest U.S. job market. On April 12 the Journal announced that Raleigh ranks seventh in the country in a new study that gauges small-business vitality in the nation’s top 100 metropolitan markets. While the area is still one of the best in the country, Raleigh did drop down from third place a year ago. Charlotte was ranked fourth in the study.
This is good news for the housing market, because jobs are a driver of housing demand.
As can be seen from the chart below, the Federal tax incentives distorted the home sales statistics in Wake County during 2010. Many areas of the Triangle had an increase in median sales price but this was due to move up buyers purchasing more expensive housing. Without the intervention by the government in the housing market with tax incentives, house prices should return to the normal behavior of responding according to the laws of supply and demand in 2011. Markets which have an oversupply of housing inventory will have price decreases and markets that are undersupplied will have price increases.
Home sales in Wake County in March 2011 have increased over February 2011, but they are down in comparison to March 2010. Last years Spring large rise in home sales was due to the approaching end of the home buyer tax credit.

The home sales chart for Durham County, NC is even more dramatic, but the reason is the same.

The charts for Orange and Johnson Counties show a similar trend even though the number of home sales is smaller.
